How to write a ad that sell? I am a student to be a real estate agent. please guide me?

well I am now doing my cles to be a real estate agent and have to write a Ad for a house . As english is not my first language I need some help I mean some guidance for this : I have to write about a house that need to be sold. the house is a 3 bedroom house with 2 and half bath room with 2 door garage. 2 storey. 2 school and a park nearby. How can I formulate my sentences so that they can be attractive for buyers. please help . I really need to succeed and already working hard as english is not my first language.
